Realization of 14 residential units

The site was a garden or partial parking area of a building block from the 1960s, which was not or only insufficiently used. Our developer wanted to build 23 urgently demanded small, affordable apartments there. But there was a tree in the way that had to stay. So the structure was reduced and at least 14 residential units could be realized.

Compact building as a 4-unit dwelling

A compact structure was planned as a 4-unit building for predominantly smaller 2-room apartments, upgraded with generous corner balconies. On the top floor, ladder access was a problem. Therefore, a rear escape stair was planned. The storage and technical areas were accommodated in the basement, and outside the building, the terraces and open spaces were re-greened into the overall ensemble.

Process

The intensive preliminary decision process

In an intensive preliminary decision, the question of how many apartments could be built in which building window, which tree stock was worth preserving and to what extent replacement plantings had to take place was clarified. A building with 14 residential units was then planned, put out to tender and awarded to a general contractor for realization.
Result

Letting before the completion date

Despite difficult approval conditions and a tree population worthy of preservation, it was possible to build 14 well-cut rental apartments on a housing development potential site, which were entirely let before the completion date.
