Requirements

Renovation of the existing building

In 2018, our client was faced with the question of demolishing the ageing shopping centre in Rostock-Schmarl, replacing it with a new building or refurbishing the existing one. After thoroughly considering design, functional and economic conditions, and sustainability, the decision was made to redevelop the existing buildings from the 1970s.
Details

Renewal of the mall ceiling

New anchor tenants (grocery and textile discounters) were located on newly cut, completely refurbished rental spaces, the mall ceiling was renewed, and the old precast concrete facades were covered by new facade cladding. The entrance portals were renewed and provided with canopies. In addition, outdoor facilities and advertising installations were redesigned.
Process

A thorough investigation of the existing structure

A thorough investigation of the existing structure A thorough investigation of the existing structure and intensive fire protection research was carried out to guarantee that the building would meet the current structural engineering and building code requirements after the conversion. Solutions were developed in close coordination between the client, architects and specialist planners, which a general contractor then implemented during the ongoing operation of the shopping centre.
Result

Completely new appearance

After an intensive planning phase, the Schmarler-Zentrum, which serves as the district's focal point, was revitalized during ongoing operations and, after planning, approval and construction around two years, was able to start operations with new anchor tenants and a completely new appearance.
